Design-Bid-Build, also called “Hard Bid”, is the project delivery method most commonly used. In it, F&H Construction and the architect work directly for the owner under separate contracts, which provides the Client plenty of opportunity to direct the project. The design team works with the Client to develop contract documents such as drawings, specifications, and others. After the documents are approved, the Client bids the work out to general contractors, either through invitation or advertising the bid. This delivery method has a deadline for when the proposal is due and often the apparent low bidder is selected as the general contractor. If F&H Construction is the selected general contractor, we then hire our subcontractors based on their bids and qualifications.
Under the Design-Build method, the Client enters into a contract with F&H Construction, who then employs the architect as a consultant. This team approach provides design and building capabilities through a single source, from the project’s beginning. It also provides unified project recommendations to the Client’s schedule and budget. Any changes are addressed by the entire team, leading to collaborative problem-solving and innovation. By using preconstruction services and a design development approach, a guaranteed maximum price is agreed upon and the design and construction process is expedited.
Design-Assist is a method in which F&H Construction has a contract with the Client to collaborate with the architect during the design phase. F&H Construction provides assistance in constructability reviews, value engineering, and budgeting to ensure the project meets all the needs of the Client. Design-Assist creates a collaborative environment for the design and construction teams to work toward a common goal of producing the best outcome for the Client. Communication is improved throughout by ensuring that all members of the team fully understand the goals and priorities of the project. The architect maintains responsibility for the design, but benefits by having input from F&H Construction along the way.
During the Preconstruction phase, F&H Construction focuses on planning ahead and getting it right well before construction begins. Preconstruction planning services include constructability reviews, construction cost budgeting and estimating, value engineering, scheduling, life cycle analysis, subcontractor prequalification, and bidding by subcontractors. Utilizing the Preconstruction method, F&H Construction develops a clear strategic plan for the construction team to follow during the project.
Construction constitutes the physical construction of a project, and F&H Construction successfully manages the design, budget, and schedule from preconstruction through final completion, turning conceptual plans into a complete and fully operational building. Construction services include project administration, cost control, changes in scope, subcontract management, scheduling, and safety.
F&H Construction represents the Client’s interests and provides oversight of the entire construction process, directly for the Client. F&H Construction works with all parties including the general contractor, Client, and architect to deliver the project on time, on budget, and to the Client’s expected standard of quality, scope, and function.
Lease-Leaseback is a public contract delivery method used in the K-14 education market. It includes a school district leasing a site to F&H Construction who, in turn, develops the project and leases it back to the school district. This delivery method gives the school district the flexibility to engage F&H Construction early in the project, before the plans and specifications are completed, resulting in a more collaborative effort. F&H Construction enjoys this method because it allows us the opportunity to demonstrate our broad capabilities and it is an opportunity to create a partnership. Since 2003, F&H has completed Lease-Leaseback projects on time, on budget, and with high Client satisfaction.
Sophisticated modeling technologies such as Building Information Modeling (BIM) continue to evolve and impact the way buildings are designed, built, and maintained. BIM is a highly collaborative process that allows F&H Construction to plan, design, and build with one 3D model. It allows the team to resolve issues long before construction begins, saving countless hours and dollars in the field while increasing construction efficiency and integration of all systems. F&H utilizes in-house resources to achieve maximum value for all team members throughout the design and construction process.
F&H Construction is a true builder and self-performs several of the key structural aspects of a project, such as concrete, rough carpentry, and finish carpentry. Self-performing decreases costs by avoiding large mark-ups and it allows us to build Lean through prefabrication of concrete forms, bolt templates, wall panels, and even roof sections. By self-performing these key aspects, F&H can better control the quality, the schedule, and the cost.
